As a buyer, it usually costs nothing to hire a real estate professional to help you find and purchase a home—your REALTOR® will likely get a portion of the commission the seller pays to his REALTOR®.  When choosing an agent, get referrals from friends, relatives, and co-workers, and then interview as many agents as possible.  Pick an agent with a brokerage that specializes in the neighborhoods you're interested.  In the end, you need to listen to your agent, but make your own decisions.  It's your home search and you're the boss.

Some of the most important decisions facing buyers involve personal finances.  That means determining how much money you can raise for your down payment and how much you can afford to pay on a monthly basis.  It's extremely important to be realistic.  Buyers needing financing should go to their lender or mortgage broker to find out the size of mortgage they qualify for and get pre-approved.  Sometimes, using a mortgage broker to find you the best mortgage rate possible is advantageous.  When calculating the ongoing costs of home ownership, remember to plan for homeowner's insurance, HOA dues, property taxes, private mortgage insurance, utilities, repairs, and maintenance.

How long do you intend to live in your new home?  Will you be starting or adding to your family?  Do you have any special requirements such as proximity to stores, public transportation, recreation facilities, etc.?  These are the sort of things you should consider when deciding what kind of housing you will need—not just now, but also five years from now.  Letting your REALTOR® know the parameters for your search will save you time and increase the chances of finding your matching home in the shortest time possible. 

Some buyers prefer their agents to handpick properties for their consideration; others want to receive "hot sheet" notifications on a daily basis so they can comb through the new listings themselves.   When it comes time to see properties of interest, it's a good idea for ALL decision-makers to visit the properties your REALTOR® shows you, preferably at the same time.  In the end, it's up to you to tell your agent what you want and how you want to be involved in the home search process.  Again, you're the boss.

Buying real estate is a complex matter and can be especially confusing for the first-time homebuyer.  Do yourself a favor and learn as much about the process as you can before you begin.  If you like the first house you see, don't be tempted to make an offer right away.  Patience is important.  You need to look at least a few other houses first so you can get an idea of the homes that are available in your price range and gauge value on your own terms with the advice of your REALTOR®.  This is very important for international and out-of-town buyers not familiar with the Celebration, FL real estate market.

Due Diligence & Closing

Any purchase offer you make should be contingent upon your approval of a licensed home inspector's report.  Friends, family, and your REALTOR® may be able to refer you to a good inspector who is familiar with construction in the area.  Even if your lender does not require it, you may want to consider conducting a full land survey.  To help navigate the purchase of short-sales and REO (Bank Owned) properties, an attorney should be considered to represent and safe-guard your interests at closing.   Again, your local REALTOR® can make recommendations.
